What type of residential properties do we manage?
The residential management team is supported by our property management accounts department. We pride ourselves on giving a very personal and highly professional service. We believe that good communications with residents and clients is vital to the smooth running of the properties we manage, creating trust that all issues will be dealt with expeditiously.
We are skilled in managing a wide range of properties, including:
- Individual properties let on regulated tenancies
- Individual properties let on assured tenancies
- Individual properties let on unfurnished assured shorthold tenancies (we do not deal with furnished lettings nor with landlords who are domiciled overseas.

What is our client base?

Which tenancy agreements do we use?
We use Assured Shorthold Tenancy Agreements. The agreement allows for a refundable deposit to be taken in addition to rent in advance, and allows possession to be gained by the landlord at the end of the fixed term or during the term for breach of contract. In all cases a written Schedule of Condition is agreed with the tenant to prevent disputes at the end of the tenancy. top

We use all the conventional methods for finding a tenant including:

What does our letting service include?
- Advice on property suitability and rental value
- Marketing through Midland Team offices

What management services do we provide?
- Administration of rent collection
- Arrangement of general repairs
- Rent review advice
- Administration of Landlord’s Gas Safety Check renewals (excluding cost of check/test)
- Administration of NICEIC Approved Contractor’s Electric and Portable Appliance renewals (excluding cost of test)
- Service of Notice to terminate tenancy, if required
- Check-out condition assessment
- Administration of return of deposit
- Notification of council/utility companies, etc.
- Regulated rent appeals/applications to the Rent Officer Service/appeals to the Rent Assessment Committee
- Monthly statements, with copies to advisors if required
- Property inspections
- Contract administration
What are our letting and management fees?
Management Charges
- Letting Fee equivalent to half the first months rent plus V.A.T
- Cost of any advertisement other than in Evesham Journal (Budget agreed beforehand)
- Commission of 10% plus V.A.T on first and each subsequent months rent collected.
- Letting Fee of two-thirds of first months rent collected plus V.A.T
- Cost of my advertising (Budget agreed beforehand) plus V.A.T
